Property Risk Map is an online platform that makes it easy to search and evaluate environmental risk factors related to real estate. We provide fast and reliable access to regulatory databases, and we are expanding our services to cover other types of risk soon, allowing our users to effortlessly search and forecast risk.
What is Meant by Risk Pillars?
Property Risk Map provides risk determination services for commercial, municipal, and residential real estate. Our environmental risk pillar is currently available, and other pillars are in development. Our additional risk pillars will offer more screening technologies, so customers can make informed decisions that will help build resiliency.
Who Developed Property Risk Map?
Property Risk Map is a software platform created by experts with over 100 years of experience in property technology, environmental risk, and real estate. It helps real estate professionals, investors, municipalities, home buyers, and developers quickly evaluate risks and opportunities associated with a property and provides additional expertise and advice if needed.

Data, Quality, and Validity Where Does Property Risk Map Get its Data?
Our platform gives you access to over 42 million property records from the US, including Federal, State, Local, Tribal, and proprietary sources. The Property Risk Map Team regularly updates, adds, and reviews these databases to ensure accuracy and provide the best risk analysis.
How are Risk Forecasts Determined/Validated?
Property Risk Map has a dedicated team of environmental scientists, engineers, remediation specialists, and former environmental regulators with over 15,000 combined environmental due diligence and remediation project experience. Using this extensive experience and outcomes, we have developed a proprietary algorithm that evaluates each identified database to determine its “risk” forecast relative to these projects. As risk can be interpreted differently by different entities or individuals, the User assumes responsibility of making use of and/or relying upon the information available on or through this Site, in Reports, and/or in Services. Such information is provided “as is” without warranty of any kind.
Environmental Risk and Forecasts? What is Environmental Risk?
In Property Risk Map, environmental risk includes the potential for surface and/or subsurface media contamination at a property due to hazardous materials, hazardous wastes, or petroleum products that have been stored or released at or near the property. This contamination can pose a risk to human health and/or the environment, and may also result in financial costs to owners, operators, or other potentially responsible parties (PRPs).
Based on My Search Results Can I Get Additional Assistance?
We are here to help you with all follow-up questions and additional services related to property transactions. We can provide legal protections from the cost of remediation, including the Bona Fide Prospective Purchaser (BFPP), Innocent Landowner, and/or Contiguous Property Owner defenses afforded by the USEPA (All Appropriate Inquiries Final Rule (epa.gov)).
What Do the Environmental Risk Forecasts Mean to Me?
Property Risk Map provides an algorithm to help forecast environmental risks specific to government environmental database listings. However, it is not a substitute for a Phase I Environmental Site Assessment. We suggest users use their discretion when viewing the risks forecasted by our algorithm further described below.

Low to minimal environmental risk to the searched parcel.
Example: This site contains a stormwater permit.
AVERAGE
=
Chemicals are present, or have been present; however, there is no documented release of hazardous materials.
Example: This site is a paint store which stores hazardous materials and generates hazardous wastes.
CAUTION
=
The identified point of interest has had a documented release of hazardous materials or petroleum to the environment.
Example: This site is a gas station with an existing Leaking Underground Storage Tank (LUST) Case.
What is meant by Map Layers?
Federal and/or State agencies may provide mapped layers of 100-year floodplains, wetlands, NPL/superfund sites, and Brownfields areas. These layers can help you assess potential risks. Not all areas will have these layers, as availability depends on what the government agencies make available.
What is a Point of Interest?
A point of interest is a physical location listed in a government database that has been identified by the Property Risk Map algorithm based on its address or latitude/longitude.
